Who we are: Orlando Asphalt Company is a locally run Orlando paving contractor. We pave, repair, sealcoat and stripe commercial parking lots, and we lay residential driveways with the same crew and equipment.

Laying asphalt in Central Florida since 2010

Our first Central Florida jobs were in 2010, and since then the work has run from single-family driveways to HOA streets, shopping plazas and private roads. Over that time the lesson has stayed the same. Pavement here fails for predictable reasons, almost always a thin or poorly compacted base, the wrong thickness for the traffic, or water with nowhere to drain, so that is where our crews spend their time before any asphalt is laid.

Anything we install is covered for two years against problems in our workmanship, and that promise is on paper. If a section fails because of how we built it, we return and fix it free of charge. Each estimate breaks the job down line by line: the area in square feet, what goes into it, the prep it needs and how long it will take. And if patching will do the job, we say so instead of selling you a full replacement.

On older pavement we often use infrared repair, which heats the damaged area and blends new hot mix into the existing asphalt so the patch has no cold seams for water to find. And once a lot or driveway is down, we would rather keep it going: a sealcoat every two to three years blocks the sun and water that break asphalt down, and can add years to its life.

Our crew, our equipment

When you hire us, the people who walk your lot are the people who pave it. We don't sell the job and hand it to whoever is free that week. That matters more in paving than in most trades, because the work that decides how long a lot lasts happens before the asphalt arrives: how the old surface is removed, how the base is checked and compacted, and how the grade is set so water leaves the pavement instead of sitting on it.

Running our own pavers, rollers and striping rigs also lets us control the schedule. A lot that has to reopen by 6 a.m. Monday gets paved on our timeline, not a rental yard's.

Why Orlando pavement wears out early

Central Florida is hard on asphalt in its own way. There's no freeze-thaw cycle, but there is relentless sun that oxidizes the binder and turns black pavement gray and brittle, and a summer rainy season that sends a thunderstorm through most afternoons. Once the surface cracks, that water goes straight into the base. Add delivery trucks, garbage trucks and constant turning traffic at retail entrances, and a lot can go from tired to failing in a couple of summers.

That's why we put so much weight on sealcoating and crack sealing. Keeping water and sun off the asphalt is far cheaper than replacing it.

What's under the blacktop

Asphalt is only the top layer. Under it sits a compacted base, usually crushed limerock in this area, and under that the soil. Alligator cracking, ruts and soft spots almost always mean the base has given way, and a new layer of asphalt laid over a failed base will crack along the same lines within a season or two. We probe and test those areas before we quote, and we tell you plainly which sections need the base rebuilt and which only need resurfacing.

Keeping your lot open while we work

  • Phasing. We split the lot into sections so part of it is always usable, and plan the order around entrances, fire lanes and loading areas.
  • Night and weekend work. For retail, medical and office lots that can't close during business hours.
  • Notice. Tenants and residents get written notice before any stall closes, with the dates and the reopening time.
  • Striping the same week. We stripe as soon as the surface is ready, so the lot reopens with every stall, arrow and accessible space marked.

Driveways get the same crew

Homeowners get the commercial crew and the commercial equipment. A driveway is small, but it needs the same things a lot does: a sound base, a proper slope away from the garage, clean edges and compaction done right. We also handle the city or county paperwork when a driveway apron meets the public road.

Who calls us most

Most of our commercial work comes from property managers looking after retail plazas and office parks, HOA and apartment boards with private roads and resident lots, and facility managers at churches, schools and warehouses. They tend to need the same three things: a lot that stays partly open while we work, a written scope the board or owner can approve without a second meeting, and a crew that shows up on the dates in the notice. Homeowners usually come to us for a driveway after seeing the work at a lot nearby.

What you won't see from us

  • A quote that leaves out thickness or square footage, so you can't compare it.
  • Asphalt laid over a base we know has failed.
  • Leftover asphalt sold at your door as a "special deal."
  • Sealcoat sprayed over a lot full of open cracks.
  • An invoice that doesn't match the quote.

Getting a number from us

We measure on site, check the base and drainage, and send a written quote that lists square footage, asphalt thickness, prep work and options, so it lines up against any other bid. Our Orlando asphalt price guide shows the estimated ranges we see, so you know what to expect before we arrive. Call (407) 502-0271 or send the form to set up a visit.

Questions about us

Do you subcontract the paving?

No. Our own crews and equipment do the paving, sealcoating and striping on every job we quote.

Will you work around our business hours?

Yes. Phased sections, nights and weekends are normal for commercial lots, and we give tenants written notice before any area closes.

Do you take small jobs?

Yes: a few potholes, one driveway, or restriping a small lot. Small jobs are scheduled together by area to keep the price fair.
